Do HVAC Upgrades Add Home Equity?
People are always looking for ways to add equity to their homes should they ever sell. While fancy new kitchen and bathroom renovations are always on the list, you may not think of updating behind-the-scenes, more functional items like your HVAC system.
Still, in a time when record-setting heat waves are impacting most of the country, people will certainly notice if your HVAC system is old, clunky, and not performing well. So, the answer is yes: typically, HVAC upgrades do add home equity. In fact, the National Association of Realtors reported in their recent Remodeling Impact Survey that HVAC remodels have a higher average return on investment than most other types of remodeling projects, yielding a return of up to 71%.
Additionally, the same survey ranked HVAC Replacement as the third most valuable home project you can perform in terms of appeal to buyers and resale value (behind complete kitchen renovation and kitchen upgrade).
HVAC Repairs or Replacement?
If your HVAC system is less than 10 years old and is working fine, you may not have to do anything. And if it’s less than 10 years old but not performing well, you may be able to get away with just having some repairs and maintenance done to get it back in shape.
One rule of thumb is to multiply the age of your HVAC system by the costs of the repairs needed. If the total is more than $9,500, you should probably just replace the system.
